HomeMy WebLinkAboutItem #2 401 Lariat Ln.Joey Bowers Subject: City Council meeting waiver request From: Candida Rowan Sent: Monday, January 29, 2024 10:07 AM To: Joey Bowers <JBowers@cityofchubbuck.us> Subject: City Council meeting waiver request Hello this is Candida Rowan we spoke about requesting a waiver for frontage improvements for property we are planning on having subdivided. The property we own is 401 Lariat Ln and includes two acres. We plan to parcel a portion of those two acres that were previously used as a horse pasture and use that parcelled land to build a house on. We are requesting a waiver for frontage improvements for that parcelled land because the entire neighborhood of Sorrel Dr and Lariat Ln does not have sidewalks or a gutter system. If you have any questions concerning our plan, please contact me. Thank you Candida Rowan CAUTION: This email originated from outside the organization. Linden Avenue, Chubbuck, ID 83202 208.237.2430 — Fax 208.237.2409 www.CityofChubbuck.us To: Honorable Mayor and City Council From: Public Works Staff Date: January 31, 2024 Re: Request for Waiver of Improvements Located at 401 Lariat Lane Request: The owner of 401 Lariat Lane is requesting to waive the public street improvement requirement for a parcel of land being subdivided for a proposed new home at this location. This waiver would allow the owner to pursue a short plat approval rather than following the full platting process saving time and money. Staff Report: The Greener Pastures Subdivision was a Bannock County subdivision recorded in 1962 and annexed into the City at a later date. The subdivision was developed to Bannock County standards at the time. No curb & gutter or sidewalk was ever constructed in the subdivision. The Greener Pastures Subdivision has only 1 access from Hawthorne Road and has no other vehicular access or connectivity to surrounding City streets. Frontage improvements like sidewalks, widening, etc. have not been required for other properties in the subdivision. If determined by City Legal Department that the request is valid and lawful, staff is supportive of this request of the owner moving forward with a short plat application. Attachments: A.
