1. How do you believe that the proposed zoning is in the community's best interest?
The proposed zoning is consistent with the comprehensive plan of the city which was generated to consider
the best uses and best interests of the community as it grows.
2. How do you believe the list of uses permitted by Chubbuck Municipal Code section 18.08.040 for the
requested zone blend with surrounding land uses?
The use sought blends very well with the surrounding land uses on all sides as it is largely all residential around it. It
is also an extension of the Brookstone Estates Subdivision which has been expanding within the city over the last
several years.

3. How are the uses permitted in the proposed zone harmonious in terms of scale, mass, coverage, density,
and intensity with adjacent land uses?
Although our project will be on the more dense side of the scale, we will still be meeting the the allowed lot areas
allowed by city code, which will be consistent with lots that are adjacent to us in the Brookstone Estates Subdivision.
4. To your knowledge, is there anything that would prevent the site under the proposed zoning from being
served by transportation routes, police, fire, EMS protection, water/sewer, schools, and other public
agencies or facilities?
There is nothing that we are aware of that would prevent us from being served at the project location.
City water, sewer and irrigation lines extend north on Lamar to the SE corner of this site. DM
5. How do you believe the proposed zoning supported by the Chubbuck Comprehensive Plan? Please cite
specific goals, objectives, and policies, including the future land use map, which relate to your proposal.
The zoning requested is consistent with the comprehensive plan and future land use map which has already
deemed this type of use as appropriate. The uses planned range between low/medium density to mixed use.
All of those planned uses allow for us to request our proposed zoning classification.
