NOTICE OF PUBLIC HEARING
CITY OF CHUBBUCK, IDAHO
NOTICE IS HEREBY GIVEN that the Land Use & Development
Commission of the City of Chubbuck, Idaho, will conduct a pub-
lic hearing at 7:00 PM on August 13, 2019 at Chubbuck City
Council Chambers, 5160 Yellowstone Avenue, Chubbuck, Ida-
ho, with respect to the following item:
1. An application for annexation and initial zoning designation
into the City of Chubbuck which consists of approximately 25
acres with requested Agricultural (A) zoning designation. The
subject property is located within the southwest 1/4 of section
35, Township 5 South, Range 34 East, of the Boise Meridian,
Idaho. Subject property includes Southern 25 acres of Bannock
County tax parcel 83803056211 and is generally located south
of the residence addressed as 12256 N Hiline. Type of Action:
Recommendation.
2. An application for a preliminary development plan amendment
for 'The Falls Planned Unit Development" in an existing
Planned Unit Development (PUD) land use district for 32 town -
home units in 4 buildings on approximately 2 acres of land on
Lot 1 Block 1 in the Avalon Park Subdivision. Subject property
is located in the SE 1/4 of the NW 1/4 of Section 3, Township 6
South, Range 34 East of the Boise Meridian, Idaho, generally
located at the southeast comer of Mesquite Drive and Park
Lawn Drive in Chubbuck, Idaho. The Comprehensive Plan Fu-
ture Land Use map designates this area as Medium Density
Residential. Application will be evaluated against standards
tound in municipal code chapter 18.20.Type of Action: Recom-
mendation.
A complete description of each item is available to the public on
request at the City Office. Commission packet will be available
at the City Office on August 6, 2019. Any and all persons may
regaster comments, �rotests, or agreements on the hearing
subjects being considered. Oral testimony concerning these
proposals may be offered at the public hearing. Commission
may limit oral testimony. Written testimony must be received by
the Planning Department at least 7 days prior to the hearing,
shall comply with standards established in City Code
18.28.020.D.7., and shall be considered public record.
City Hall and the City Council Chambers are accessible for per-
sons with disabilities. Any person needing special accommoda-
tions to participate in the meeting should contact the City Plan-
ner, Paul Andrus at 208.237.2430 at least 24 hours prior to the
meeting.
