NOTICE OF PUBLIC HEARING
CITY OF CHUBBUCK, IDAHO
NOTICE IS HEREBY GIVEN that the City Council of the City of
Chubbuck, Idaho, will conduct a public hearing at 6:00 PM on
October 17, 2018 at Chubbuck City Council Chambers, 5160
Yellowstone Avenue, Chubbuck, Idaho, with respect to the fol-
lowing items:
1. A request to amend Title 18 of Chubbuck City Code, Land Use
Ordinance, to add a new zoning district, the Creative Commu-
nity district, previously referred to as the "Mixed Use" district,
providing for the purpose and intent of the section, special pro-
visions including selective modification of municipal standards,
qualifying locations and area requirements, overall net residen-
tial zone density, minimum lot area, periphery design, pedestri-
an realm design, land use designation areas, and relationship
of the zone to other land use controls; providing for the manner
in which the zone may be established and effectuated through
the submission of master development plans, design book re-
views, and conformance with approved plans; providing for de-
velopment and design standards which address issues related
to common ownership or control, appropriate mix of uses and
careful location of nonresidential uses, excellent bicycle and
pedestrian pathways and trails, peripheral location of collectors
and arterials, ownership and maintenance of common open
space andproperty, and prohibiting gated communities; provid-
ing for building and architectural designs and standards related
to unencumbered building areas, clustered buildings, like uses
facing like uses, landscaping requirements, buffering nonresi-
dential uses from residential uses when desirable, requiring un-
derground utilities, recreational and other vehicle storage, re-
quiringan architectural control committee, a diverse and inter-
esting product mix, corner lot designs, single-family residence
sidewalks and setbacks, garsge placement, multi family hous-
ing designs, ground level aesthetics, residential frontage loca-
tions, building heights, lighting, parking, signage, and open
space. This request was recommended for approval by the
Land Use and Development Commission. Action Item: Deci-
sion
A complete description of each item is available to the public on
request at the City Office. Any and all persons may register
comments, protests, or agreements on the hearing subjects
being considered. Oral testimony concerning these proposals
may be offered at the public hearing. Mayor may limit oral testi-
mony. Written testimony must be received by the City Clerk at
least 7 days prior to the hearing, shall comply with standards
established in City Code 18.28.020.D.7., and shall be consid-
ered public record.
City Hall and the City Council Chambers are accessible for per-
sons with disabilities. Any person needing special accommoda-
tions to participate in the meeting should contact the City Clerk,
Rich Morgan at 208.237.2400 at least 24 hours prior to the
meeting.
