HomeMy WebLinkAbout009-20-05 Study Sessionr CITY OF CHUBBUCK LAND USE AND DEVELOPMENT COMMISSION STUDY SESSION September 20, 2005 Minutes of the study session meeting of the Land Use and Development Commission held at Chubbuck City Offices, 5160 Yellowstone, August 16, 2005. Present: Chairman Pete Anderson; Commission Members: Mary Harker, Jason Mendenhall, Lee Merrill, Gayle Anderson, Shawna Elzner, Deloy Stuart; Attorney Tom Holmes; City Staff. Steve Smart; and Secretary Myrna Crapo. Chairman Anderson called the meeting to order at 7:00 pm. Discussion on an ordinance adding section 18.12.060, restrictions in a Limited Commercial (C -1) zone. This item was tabled until a later time. 2. Conditional Use Permits: follow through from commission decision to site plan review This item was tabled until a later time 3. Set back and height ordinance Chairman Anderson read the height and area regulations for the difference zones in the city for the benefit of the public. The commission discussed: 1. 5' between homes in Hartland Estates. 2. 0 lot lines lots 3. If they use 5 foot on one side of the property line then there is 9 foot on the other side. 4. Putting them back to 10' 5. 7' on both sides with no minimum setback. 6. Twin homes in a R -1 zone 7. We modify the ordinance to 7' and 7' set backs in R -1 and R -2 zones. 8. Maximum height in R -2 be changed to 35' 9. Mixed use with residential and commercial 10. Set backs for parking lots to have land available for future street widening. 11. Heights in C -1 being ok. If it is in a existing residential; cut it back to 35'. 13. We need to look at set requirements. The more a developer has spelled out the easier it is for him to justify the costs. 14. Front set back in C -1 left at 10'. /1 15. Minimum lot area left as it is. 16. Minimum total yard width in R -1 being changed to 80' -100' 16. If there is a need for two zones in the neighborhood professional zone; or just use our C -1 and tightened it up. r.
