Minutes of the Land Use and Development Commission held at Chubbuck City Office, 5160
Yellowstone March 24, 2005.
Present: Acting Chairman: Jason Mendenhall; Commission Members: Michelle Christy, Gale
Anderson, Rodney Burch, Lee Merrill, Shawna Elzner; City Staff. Sean Harris, Larry Kohntopp,
Steve Smart; Attorney Tom Holmes, and Secretary Myrna Crapo
1. An application by Charter Builders, 2804 S. Eagle Road, Meridian, Idaho, 83642 for a
Change of Land Use District from (C -2), General Commercial to P.U.D. (Planned Unit
Development) for 4- Plex's. The property is located at 147 W. Chubbuck Road.
Larry Kohntopp went through the Planned Unit Development ordinance explaining the criteria
we use for P.U.D. He included the application by Charter Builders showing how they qualified
for the P.U.D.
The commission discussed:
1. The setbacks. Rodney Burch will call the developer to discuss the setbacks.
2. Location of the P.U.D. in the downtown area
2. An application by Idaho Central Credit Union to vacate the 200 Block of East Burnside
Avenue as it adjoins the Idaho Central Credit Union Property.
Steve Smart explained what Idaho Central was trying to do and the past history.
The commission discussed:
1. Street frontages and easements
General Business
1. Recommended amendments to city code Titles 16 and 17.
Steve Smart discussed the changes that were proposed.
The commission discussed:
1. the number of feet for a turn- around.
2. The Master street plan being considered in a separate ordinance
The Commission adjourned 9:05 pm
