HomeMy WebLinkAbout003-02-10City of Chubbuck LAND USE & DEVELOPMENT COMMISSION MINUTES March 2, 2010 7:00 PM Minutes of the Land Use and Development Commission regular meeting held at Chubbuck City Hall, 5160 Yellowstone, March 2, 2010. Present: Vice Chairman Jason Mendenhall; Commission Members: James Eborn, Ron Horner, Morris Kinghorn, Bryan Nield, George Merrill; City Staff. Steven Smart, Sean Harris; Paul Andrus, Attorney Tom Holmes, Secretary DeLaina Baker. Vice Chairman Jason Mendenhall called the meeting order at 7:00 PM. Vice Chairman Mendenhall asked if there were any conflicts with the agenda item. There being no conflicts, the meeting proceeded. APPROVAL OF MINUTES: There being no corrections. Morris Kinghorn moved the minutes for February 2, 2010, be accepted as presented; Jim Eborn seconded. All voted to approve. Vice Chairman Mendenhall then opened the public hearing. PUBLIC HEARINGS: 1. An application by Jay Roche, 435 Maysi Lane, Inkom, Idaho, 83245 for Colby Estates Preliminary Plat. This property is located at the northwest corner of Homestead Street and Hawthorne Road. Rodney Burch of Dioptra, 4741 Afton Place, represented Jay Roche on the application. He described the location. It will be two residential single family lots, and existing R -2 zoning will not be changed. It will have water service from Hawthorne Road and sewer service from Homestead Road through a platted easement. Frontage on Hawthorne will be improved and widened to City Staff requirements. Commission asked questions: • access and egress? - not established yet • willing to plat shared access? - possibly • house to west access? -from Homestead City Staff had no further comment. The hearing was then opened for public comment, and there being none, the meeting proceeded. Commission discussed: • suggested they face houses to east • Steven Smart discussed existing accesses that do not face Hawthorne, he noted that fencing could create a side yard image • shared access by homes facing each other There was no further discussion. Jim Eborn moved the application by Jay Roche, 435 Maysi Lane, Inkom, Idaho, for Colby Estates Preliminary Plat, located at the northwest corner of Homestead Street and Hawthorne Road, be approved with the contingency of platting a minimum 30 -foot shared access; Morris Kinghorn seconded. With all understanding the motion, they voted. Roll Call Vote: James Eborn -Yes; Ron Horner -Yes; Morris Kinghorn -Yes; Jason Mendenhall -Yes; Bryan Nield -Yes; George Merrill -Yes. Motion was approved. GENERAL BUSINESS Morris Kinghorn moved the meeting be adjourned, Bryan Nield seconded. All voted to adjourn. The meeting adjourned at 7:11 PM.
