May 27, 1971 Meeting called to order by Jim Branson Present from the zoning commission: Jack Menard, Dwain Kinghorn, Allen Martin, Rod Parrish with Del Peters being excused. Also about 35 residents of Chubbuck. Minutes of the zoning meeting held May 21, 1971 read by secretary Dwain Kinghorn. Jim Branson asked Allen Martin to read a proposal made by the zoning conm~ission to the city council on the livestock question. L. V. Hageman asked why West Chubbuck Rd. was zoned conmercial light. He was given several reasons for this. He thought the entire street on both sides of the road to Hawthorne should be zoned the same and not delete the property owned by John O. Cotant Jr. Some of the reasons were spot zoning, also the canal k dividing line. Jerry Hitchcock who lives on West Evans Lane said commercial would surround his property and he was concerned as to the kind or type of business that could be built there. He said he would rather it be zoned something other than commercial. Tom Burns thanked the commission for their consideration on the livestock issue. Louis Hogge express his concern as to the value of property after being zoned. First if zoning would raise the assessed value, the selling value, also the effect of making a loan to sell his property. Dwain Kinghorn asked could we have a representative from the assessors office meet with us and explain zoning versus assessed value. Harry Lau, E Chubbuck Rd. wanted to know if he sold his property could the buyer continue to keep livestock. Under the present proposal this answer would be yes. Roy Middleton, 732 W. Chubbuck Rd. asked are restrictive covenants going to hold after zoning is e~tablished and is law. He was told that they would or which ever is the Ztricter. He also asked if the land lying just west of his property was in Chubbuck. He was told it was. Jack Menard explained what could be built under each zoning title. Jim Branson said there would be another meeting on Tuesday, June l, 1971 at the Chubbuck School. Meeting adjourned at 9:50 p.m. Secretary Dwain Kinghorn
