Minutes of the Planning and Zoning commission held in the city municipal building
October 5, 1972.
Meeting called to order at 8:30 p.m. by James Branson.
Present: James Branson, Jack Menard and Larry Rawlins. Del Peters, kodney Parrish
and Milton Klein excused.
EQUITY BUILD~%S - Gate City Real Estate - Richard Olsen, Terry Gibson and John Merzlock
presented a preliminary plat for development of Stuart 3rd Aadition. The plan
consists of 3b lots and they plan to develop according to the master plan with
two exceptions. Street on north to be moved to line up with Lucky Avenue where
the water line is installed and closing proposed street through the Meadows
Trailer Park and rounding James Street south into Henry Street.
Commission informed the builders they would be required by the city to install
sewer lines and the city would require $1,000.00 in ~scrow or a surety bond to
city in the amount of $1,0CO.O0 for maintenance of system until hooked up to
the city sewer.
Mr. Olsen suggested the sidewalk and underground wiring requirement be waived.
Commission members informed them the city are going to require sidewalks in
all future sub-divisions.
After further discussion Commission menber Rawlins made motion the commission
recommend to council approval of preliminary plat according to ordinance
requirement for sidewalks and ~ to leave open for variance the requirement
for underground wiring. Martin seconded with all present voting in favor
of motion.
Jim Branson noted the city doesn't have any regulations on motor vehicle repairs
in open parking areas in any residential zone and recommends the council adopt
ordinance or amendment to ordLnance to cover same.
