Minutes of the regular meeting of the Planniug and Zoning Commission held in the city
municipal bud_lding June 7, 1973.
Present: Chairman Jim Branson, Commission members Allen Martin, Jack Menard, Del Peters
and Larry Rawlins.

Minutes of May 3 meeting read and approved.
PUBLIC HEARING ITEMS
REZONING OF EAST BURLEY DR from R-2T to R-2L. It was explained to residents present that
if an area is zoned R-2T it did not necessarily mean a trailer park could be developed.
All areas in the city of Chubbuck need special variance to allow the development of
a trailer park. It was questioned if area should be zoned R-2L, R-3L, R-&L or reverse
back to light industrial. After further discussion Allen Martin made a motion to
recommend to city council to change zoning from R-2T to R-2L. Rawlins seconded with
all in favor of motion.
CONDITIONAL USE PERMIT REQUEST of Bob Hillman and Rick H~llman to ~11 ow the inst~l 1 ation
of a radio tower on described property along raf_lroad tracks off Whitaker Rd. After
discussion by commissio~ Del Peters made motion to recommend to city council to grant
this conditional use permit. Allen Martin seconded with all in favor.
VARIANCE REQUEST of John Powell Jr. to place traJ_ler on Evans Lane for his son to live
in. Chairman Branson stated the commission have preferred not to grant any variance
for purposes other than hardship case. The commission further expls~ed the importance
of the zoning control. Allen Martin made motion the commission recommend the council
deny this variance request. Del Peters seconded. All commission members voted in
favor with the exception of Jack Menard, who abstained from voting.
OTHER BUSINESS
REQUEST TO PLACE TRAILER ON PROPERTY- W. B. Gaskins owning property on West Siphon Rd'
was present to question the possibility of placing a trad_ler on his property. He was
advised he would need to file a variance request for a public hearing to receive an
answer.
REQUEST TO ZONE PROPERTY R-2T - George Lish, 258 West Chubbuck Rd. was present and
questioned commission if it would be possible for him to sell~ two
lots off his property for residential tr~lers. He was instructed he would be
required to file a request for a public hearing to rezone the area.
RALFH NELSON SUBDIVISION PLAT - Ralph Nelson presented a preliminary plat for future
development on Adams Drive. A large portion of plat is already developed but requests
the plat be approved so that he can sell and develop some additional lots. The develop-
ment that is complete was done prior to adoption of Chubbucks subdivision ordinance.
Jack Menard moved the commission recommend the city council approve this plat. Del
Peters secondedwith ~11 members in favor.
DEL PETERS presented a report on tax revenue and utilities paid out on his tr~l er
park the past year.
