HomeMy WebLinkAbout005 01 75PLANNING AND ZONING COMMISSION May 1, 1975 Minutes of the regular meeting of the Planning and Zoning Commission held in the city municipal building May 1, 1975. Present: Chairman James Branson , Allen Martin, Del Peters, Larry Rawlins and Jack Menard. Ed Reese was excused. Meeting called to Order at 8:0~ p.m. by Chairman James Branson. Minutes of April 6, 1975 and April 22, 1975 were read by secretary. Mr. Branson asked for any correction or additions. There being none the minutes were approved as written. PUBLIC HEARING ITEM: Mark Bunce requested the property in the Bunce Subdivision be rezoned from Agricultural Transitional to R - 1. Allen Martin made motion the commission recommend to the Council they accept .request, Beginning at the south quarter of section 2, T. 6S., R. 34El, B.M., thenceNo° 53' 38" W along section 2 longitudinal quarter line, 215.0 Ft to.the point of beginning; thence continuing aloOng said section 2 longitudinal quarter line No° 53'38'~, 880.0 ft.; thence S 89 06'22'5~, 657.71ft. ; thence S 0°57'13'' E 853.72ft.; thence S89°4A,06,, E , 166.97 ft.; Thance SOO53,38,,, to the south line of section 2, 228.0 ft.; thence S89°4~,06,, E, along said Section line, 50.0 ft.; thence No°53' 38'5~, 215.0 ft.; thence S 89°44'06,,E, 2~0.0£t., thence S 0°53'38,,E, to the south line of section 2, 215.0ft.; thence S89 44'06,,E, along said section line, 50.0 ft.; thence NO°53,38,~, 215.0ft.; thence S89o44,06,,E, lO0.Oft, to the point of beginning. Contains 13.63 acres. Jack Menard seconded the motion. All commission members voted yes. BUNCE SUBDMSION FINAL PLAT:was reviewed by commission. Del Peters moved the commission recommend to the council they approve the final plat. The motion was seconded by Larry Rawlins. All commission members voted in favor. PUBLIC HEARING ITEM: Paul Matthews, &lO James, requested a variance of zoning to build a lumber fence for privacy. With the ~b~]] park across the street, in Stuart Park, they are bothered with b~] 1 s and children in their yard. A six foot lumber fence from their home to the north west corner of their property, a three foot fence the length of their home and a r~i] fence the remainder of the way. The fence w-iii be set five foot inside of property line. Larry Rawlins made motion to recommend to the council to grant variance for a six foot lumber f~nce from their house to the northwest corner of their property. Allen Martin seconded the motion. All members voted in favor of motion. ITEMS DISCUSSED: Leo Hoffman questioned the commission if he bought the property at 265 W Chubbuck Road if it could be used as a Used Car Sales Lot, on the fromt of the property and on the back to sell bud_lding materials. Allen Martin qUmstioned what type of a road would service this area and if there would be adequate parking. The commision told Mr. Hoffman this area was zoned for this type of business and as long as he met ~11 zoning requirements they could see no reason to deny him permission to use the land for this purpose. A request was made in behalf of Mitt Campbell if he purchased the property at 502& Yellowstone could he use it for his construction business. The commission said this area was zoned for business and as long as he kept within the zoning req~,ivements they could see no reason he would not be able to use it for his business. HEIGHTS SUBDIVISION: A discussion followed on the re-zoning of this subdivision, especially the area surrounding the park area. The commission discussed the need of side Walks' in the school areas. Allen Martin suggested that a school crossing be marked on Boyd Street where it intersects with Hawthorne Road.
