HomeMy WebLinkAbout002 06 75 PLANNING AND ZONING MINUTES February 6, 1975 Minutes of the regular meeting of the Planning and Zoning Commission held in the city municipal building February 6, 1975. Present: Chaii~nan James Branson, Commission members Allen Martin, Jack Menard, Rodney Parrish, Del Peters, Larry Rawlins and Ed Reese. Chairman Branson asked for corrections or additions to the minutes of January 2 meeting. Rodney Parrish requested the letter mentioned in the Pierce variance request be attached to and become a part of the minutes. Councilman Menard moved a letter be sent to everyone requesting variances, etc., notifying the party of the action taken by the council as to the exact scope of variance, etc. Rodney Parrish seconded with an unanimous vote in favor of motion. MOUNTAIN BkV.T. BUILDING ADDITION - Commission reviewed building plans submitted by Clarence Smith Architects. Rodney Parri.~h moved the commission approve the Mountain Bell bu~]ding plan addition for issuance of a building permit. Ed Reese seconded with all commission members voting in favor of motion. PARADISE ACRES - Dean Lloyd, representing Northwest Development Company and Doug Jensen, engineer representing Forsgren, Perkins & Assoc., presented the proposed Paradise Acres final subdivision plat. Mr. Lloyd and Mr. Jensen informed the P & Z commission the entire plat consists of 303 lots of which they plan to develop approximately 119 lots in their first phase. The area reserved for a neighborhood park consists of six and one half acres and seven acres along Siphon Road will be reserved for commercial developmeht. Underground power will be in the front of lots and the developer will stub out for street lights. Mr. Lloyd told commission that if any zoning changes take affect or any subdivision changes are adopted before the second and .third phases are developed they would agree to each phase being reviewed for ad~ional requirements prior to developing same. Rodney Parrish and Ed Reese suggested an additional off street parking access on the north end of the park. Del Peters moved the commission recommend the council approve the proposed pre- final plat providing Northwest Development reviews future phases with commission and council for further compliance with ordinance and subdivision changes. Allen Martin seconded motion with all commission members voting in favor of motion. Councilman Menard Jack Menard again reviewed proposed annexations with commission members.
