HomeMy WebLinkAbout005 10 76PLANNING AND ZONING MINUTES May 10, 1976 Minutes of a special meeting of the Planning and Zoning Commission held in the city municipal building May 10, 1976. Present: Chairman James Branson, Commission Members Dwain Kinghorn, Ed Reese, Del Peters and Larry Rawlins. Meeting called to order at 6:40 p.m. Minutes of special meeting held April 21, 1976 were read and approved. ARMSTRONG SUBDIVISION: Tom Jacobs of Forsgren & Perkins & Associates , presented the preliminary plat of the Armstrong Subdivision. A discussion followed on the utilizing of ground within the city. The Commission members felt that this area was well planned with a few exceptions. They discussed Lot 15 Block I and if Mingo Lane could be extended to Rose. Commission Member Ed Reese made a motion to recommend to the city council that the preliminary plat of the Armstrong Subdivision be accepted with the following exceptions: Lot 15 Block I be increased 10' to have a 55' frontage instead of the present 45'. That Mingo Lane extend to Raquel Street with streets having curb, gutter and sidewalk according to subdivision specifications, with exception of south side of duplex owned by Gentry Peterson, 5017 Rose St., which will be a 40' street with curb and gutter. Commission member Larry Rawlins seconded motion with all members voting in the affirmative. The commission members recommended that the Armstrong Subdivision be re-zoned from Combined Residential -Livestock (R-2L) to Combined Residential (R-2). PUBLIC HEARING ITEM: Michael R. Wade, 4627 Sawtooth, requested a variance to allow him to build a garage on his corner lot with a front yard set back and rear yard setback of less footage than required in zoning ordinances. Property is located in a Multiple - Family Residential Zone (R-3) which has a front yard and rear yard setback requirement of twenty feet. Commission members decided that a variance was not required for Mr. Wade's garage. that he could build his garage as long as he meets the Multiple-family Residential Zone (R-3) requirements which is a front yard of 20' and a side yard of 15' They also suggested he build his garage flush with his house.
