July 18, 1996
:Minutes of the regular meeting of the Land Use and Development Commission
held in the City Municipal Building July 18, 1996.
Present: Chairman Kent Kearns, Myrna Cain, Dusty Whited, Mary Harker, Gayle
Anderson, Wally Wright, Richard Pearson, Pete Anderson; Council
Representative Dean Wood; City Staff Steve Smart; Secretary Myrna, Crapo.
The meet -Ing was called to order by Chairman Kent Kearns at 8:00 p.m.
Chairman Kearns asked if any members had a conflict of interest. There was
none

1. An application by Gary Carlsen, 720 Buffalo Road, Chubbuck, Idaho, for
review of a preliminary plat for Sage Hill Subdivision. A subdivision located
5100 Buffalo.
Gary Carlsen, 720 Buffalo Road, the sewer shown on the drawing accurate.
The commission discussed:
1. The location of Cul-de-sac that was proposed street out of Vista Park.
2. Harold Scalf plat.
Chairman Kearns opened the public hearing for testimony in opposition to the
application. There was none. The meeting was then opened for any testimony
in support of the plat, there was none. The public hearing portion of the
meeting was closed and brought back to the commission for discussion and a
motion.
The Commission discussed:
1. The 25 foot easement. The cities requirement for length of a dead end road
on cul-de-sac.
2. Need to put note on the plat showing " Easement for future roadway`".
3. Need to show cul-de-sac at the end of the road
Pete move that we recommend approval of the preliminary plat with the
notation on the road easement that it become a dedicated right-of-way and
that the cul-de-sac, or hammerhead be provided for future use of emergency
x,ehicles. Dusty Whited seconded. Roll call vote: Myrna Cain, yes; Wally
Wright, yes; Dusty Whited, yes; Pete Anderson, yes; Kent Kearns, yes; Mary
