Meetlng called to order at 10:05 a.m.
Present: Mayor John O. Cotant, Council members Leroy S. Quick, W.
Dean Wood, Marvin C. Gunter, Attorney Tom Holmes, PWD Steven
M. Smart, Project Engineer Gerd Dlxon, Cary Campbell and City
Clerk Hon C. Conlin.
Mayor Cotant suggested the Council consider requiring less density
on a Planned Unit Development. The formula used in figuring
the Whitaker Farms Development was based on apartments instead
of H-2 or R-1 Units.
Attorney Holmes suggested maybe apartments should not be included
in PUDs.
Councilman Wood expressed concern of not having guidelines to base
the formula on.
PWD Smart stated a PUD creates a separate zone rather than blends
in with surrounding area.
Attorney Holmes stated Whltaker Rd. is zoned
Councilman Gunter suggested, the formula should be based on R-2
Homes.

Smart explained density formula for H-2 area. The density
including the 25% density factor is 88 units. The 25% does not
have to be approved.
Discussion about what is common area, and what is not.
Cary expressed concern about fire fighting on zero lot properties.
Earl Romriell stated he is opposed to eliminating the road going
north to Siphon. Mayor Cotant stated he is in favor of the
road going through also.
Discussion about requiring an 8' common area strip, used for a 6~
asphalt walking path and green area.

Discussion about Park Dedication requirement.
Gerd reported all utilities are in street.
Mayor Cotant stated he would like to see the Chubbuck Road
access started first.

of the City of Chubbuck, Idaho, hereby calls a special study
session meeting of the City Council to be held at the Chubbuck
Municipal Building, at the hour of 9:3~ a.m., on Tuesday, the 8rd.
day of February. The object of the special study session to discuss
Council Meeting Agenda items.
