Memo: To Be Read Before the Public Hearing
Before we begin, we want to express appreciation to those who have shared their comments in
advance of this meeting, and to those wish to express their comments tonight. We appreciate the
time and effort residents have taken to share their perspectives, and we recognize that a
willingness to share your comments evidences that they are personally important and sincerely
felt.
In advance of the Public Hearing, we would like to clarify the scope of the Land Use Board’s
authority and the purpose of tonight’s hearing.
The Application before us this evening is to address an updated land use concept proposed plan
map. This application does not negate, modify, or replace prior approvals granted under city
code in 2019. The applicant retains the right to proceed under that previously approved
application, independent of the request being considered tonight.
Tonight’s public hearing is to receive comments focused on the specific Application before us,
and then the Land Use Board will evaluate the Application based on the applicable land use
criteria.
We received written comments related to prior plat development issues and HOA issues. While
we are grateful for sharing these concerns, these matters are not within the scope of this specific
land use Application, nor the decision-making authority of this Board as part of tonight’s
hearing. Therefore, they are not considered as part of the criteria used to evaluate the application
before us. If you have comments related to these issues we invite you to reach out to the
Developer or HOA. If you are unsure who to contact you may try to contact the City Clerk’s
office by phone or email, and they may be able to help route your concerns. With that said, any
such comments and concerns are separate from the Board’s review of the application before us
tonight.
We acknowledge the importance of the issues raised and appreciate the community’s
engagement. However, as stated above, tonight’s comments and decision are focused on the
specific application before us and the Land Use Board must evaluate it based solely on the
applicable land use criteria.
Thank you for your understanding. We will now proceed with the public hearing. As a final
reminder, please keep all comments focused on the application and the specific land use criteria
applicable to this amendment request.
