A Creative Community (CC) has some similarities with a Planned Unit Development. • A CC is a special zoning district for each CC. (Harvest Springs is another CC in Chubbuck.) They each have a special chapter in City code. • Approving the chapter in City code is done by ordinance, which includes a Master Development Plan (MDP) • The MDP includes a Design Manual with special standards on how buildings look and for street designs, etc. The existing and proposed land use/concept maps are on the following pages. Summary: Aside from the land use concept plan amendment, the proposal would increase: • Housing units from 690 to 756 (3.9 units/acre) • Non-residential/commercial floor space to 1.23 million square feet. • Trails, from 7.1 miles to 8.6 miles • Total open space, from 35.8 acres to 46.3 acres. • Contact Don Matson (address on previous page) to see the whole application.
