Staff suggested that the name be changed.
. Jeff Hawkes, explained what they were going to do. They want to have a designation spot for
the area, a restaurant row. It would be higher class fast food eatery. There would be four
different pads. They are having Caldwell Bankers market it for them. They have a concern with
it being behind the mall but hope that their strategy will make a difference. The hope to use the
mall road as access, but don't have any agreement with them. They would like to have another
access into the development.
Design Review Committee requested:
1. They buffer the development with a 40' buffer which can be reduced by 50% with a
combination of fencing and landscaping; making it 20'.
2. Lighting would need to be shielded.
3. Storm water runoff needs to be retained on site.
4. Access would be limited to the mall access road and no access off of Hawthorne.
5. They need to bring in their design for signs. The city probably would not be opposed to
something on the freeway.
6. Landscaping requires a 5% interior.
7. When tenants are determined in they need to come into the city.
8. Sidewalks are needed on Hawthorne and on mall access road.
9. Fire department needs address and water supply; each tenants will need a Knox box
They will need some onsite fire hydrants
10. Each eatery will need a grease interceptor, minimum 1,500 gallon.
11. dumpsters site need three side enclosure that would be workable with a front-load truck.
12. The city would leave the Hawthorne access as an option if General Growth won't allow
access.
13. They can have one address as long as there are suite addresses
14. It would be nice to have the mall road dedicated to the city.

The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Design Review Team consisting of the Mayor, Building Official, City
Planner, City Engineer, Fire Marshal, Police Chief and other City staff as required.
The Design Review Team meets every Tuesday morning between the hours of
10:30 and 1l:30 AM.
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
infonnal review and is only conducted on Submitted applications. This is a review team
not a design team. Provide (IO) ten sets of drawings~ (8 II2 X I 1), at least eight days in
advance of your scheduled meeting. Formal review of your plans or project by City
Staff is conducted after formal application. Once you schedule your Design Review,
it is very important to keep that appointment so others can be scheduled accordingly.
