PROJECT TITLE:Pheasant Ridge Commercial LOCATION:4500 Block, Hiline Road PURPOSE FOR REVIEW:Site Plan Approval Present: Mayor Steven M. England, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp, Ron Conlin, Randy Severe, Ray Griffin, Merlin Miller, Rob Ray and Eric King. Bryce Jolley/ Harper-Leavitt Engineering was present to present the Pheasant Ridge Commercial site plan for approval. Discussion about a required cross access agreement. Grass retention for storm water drainage needs to be 20' wide with a combination of trees and fencing. Discussion about deceleration lane. City cannot require, but would suggest the developer put one in. Larry Kohntopp advised Mr. Jolley that any signs on the property will have to be approved. Design Review Committee approved the Pheasant Ridge Site Plan with the following conditions: 1. Grass retention needs to be 20' wide with combination of trees and fencing. 2. 10' Landscaping with automatic sprinkling on all adjacent streets. 5% interior landscaping. Also required to use approved tree list. 3. Any signs on property are to be approved. 4. Setbacks are required to meet City’s needs for widening of Hiline Road. 5. Required to have a cross access agreement. CITY OF CHUBBUCK, IDAHO DESIGN REVIEW MEETING APPLICATION . The purpose of this application is to establish a meeting and review time with the City of Chubbuck Design Review Team consisting of the Mayor, Building Official, City Planner, City Engineer, Fire Marshal, Police Chief and other City staff as required. The Design Review Team meets every Tuesday morning between the hours of 10:30 and 11:30 AM. This team will work in unison, with you, to establish the criteria for your project as it relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an informal review and is only conducted on Submitted applications. This is a review team not a design team. Provide (10) ten sets of drawings, (8 1/2 X I 1), at least eight days in advance of your scheduled meeting. Formal review of your plans or project by City Staff is conducted after formal application.
