Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) Entire parking lot is gravel – will need to be paved. Parking meets code. No concerns with egress, approach on west side, no issues. Landscaping strip shown needs to be moved behind sidewalk with 10ft. strip. Needs 2 trees and 6 shrubs. Can be grass or gravel. 2. Traffic Studies, Utility Studies: (as requested) Not required. Map shows water and sewer stubbed to lot, does not line up with what is shown on site plan – applicant will modify. 3. Drainage: (storm & surface water, to be engineered, retained on site) Need to provide design and report with calculations. Show as retaining on site. 4. Pretreatment / Nonresidential Wastewater Permit: (grease or oil/silt separator) No floor drains. 5. Development Agreement (when needed) Yes. 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) No fencing or buffering required. If site layout is modified, it could reduce paving significantly. Show pavement on new plan. Applicant will have fenced area behind building. Likely will have a dumpster in back, will coordinate with City for servicing. Need to show dumpster location on plan and needs to be enclosed on 3 sides. Exterior design doesn’t show type of siding – ribbed metal, vinyl siding or whatever is available. 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) plans received. 8. Signs / Advertising: (advertising signs, height, structure) Applicant may have one on building. Submit sign plans to Building Department 9. Landscaping: (ordinance copy, approved tree list) Will need 2 trees and 6 shrubs. Require landscape strip behind sidewalk. 10. Exterior lighting: (light shielding, light trespass) Standard requirements, no light trespass. Can submit with building plan. 11. Development: (platting, addressing) Already platted. Address is 271 Tailwind Circle. 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Needs Knox box – can be shared. One address with unit letters with suite letters or numbers. 13. Police Department: (safety issues) No issues. 14. Business License: (before opening) Will need approximately 2 weeks prior to opening.
