HomeMy WebLinkAboutTailwind memo to Brandon Tricon Properties1 Paul Andrus From:Bridger Morrison Sent:Tuesday, July 19, 2022 2:37 PM To:brandon@triconproperties.com Cc:Paul Andrus; Devin Hillam; Don Matson; Kami Morrison Subject:Chubbuck Design Review Follow-up Brandon, From our Design Review call this morning, there were a couple of things I needed to check into and follow up on. You will receive minutes from the meeting, if you haven’t already, but I wanted to send this information separately so you had it. Below is some additional information about our access management guidelines that I believe addresses the questions you had. If you have others, let us know. 1. The city’s access management guidelines can be found here: https://bannockplanning.org/wp- content/uploads/AccessManagementWhole_V1_Feb_13_2012.pdf. Per the policy, only one access will be allowed to the site from Tailwind Circle since Industry Way is classified as a collector. If an access to Industry Way is desired, the policy does state: “Additional access may be provided if the applicant established that the additional access would not be detrimental to the safety and operation of the street.” This could be pursued if the applicant chooses to do so. It is important to note that the plan is for Industry Way to extend to Tyhee Road in the future. 2. The minimum distance from the east edge of Industry Way (curb line) to the center of the access approach on Tailwind is 200’ per the Access Management Guidelines. The approach on the north side of Tailwind is close to this distance so the new approach should be lined up with the existing approach on the north side. 3. The policy allows for an approach width of 30-40’. 4. The curb radius of the approach should be 30’. Thanks, Bridger Morrison, P.E.
