Tyhee Rd.  Project Address: 4895 Burley Dr.  Email: springcreekhomesnick@gmail.com  Date: June 14, 2022   Nick Jensen, Applicant – plans to construct building similar to kulak cross fit building. 60 feet deep, split down middle, potential of two tenants. Big header down middle in case someone wants entire space. Back lot is currently gravel, applicant sees potential weed problem. For water retention in front, will have curved driveway with lawn area in center. One sewer and water line, power, and gas will be split into two to service each business. Gate from garage door into the back for mechanic. HVAC business and mechanic are potential renters. HVAC has four employees; mechanic is just him. Will upgrade exterior. In future may sublease. 1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) Two accesses shown, can allow exception on dead end street. Exception due to location only. Employee parking in back – needs to be paved. Parking metric is 1 per 2 employees. Applicant has allowed for paving in his budget. 2. Traffic Studies, Utility Studies: (as requested) Not required. 3. Drainage: (storm & surface water, to be engineered, retained on site) Will need report with calculations showing retaining on site. Will need water retention area in rear as well if draining that direction. 4. Pretreatment / Nonresidential Wastewater Permit: (grease or oil/silt separator) Level floor with no drain – spill containment required. Mechanic currently has on-site containment for oil, paving companies come and take away. 5. Development Agreement (when needed) Yes 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Applicant is planning on one residential cart up front, would put dumpster in back if needed. If putting dumpster in back, it may be unserviceable. Will need to work with City on that. Applicant purchased land from Rodney Burch and Stewart Ward, they kept 15ft. for access into Dioptra building. Will need short plat. 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) Plans and application received. 8. Signs / Advertising: (advertising signs, height, structure) No signage on frontage, any signage will be on building above front door. No limits on building signs. Submit plans to Ron when tenants come in. Applicant will find out about sign plans during lease signing. 9. Landscaping: (ordinance copy, approved tree list) 8ft shown, need 10ft wide. Landscaping plan needed – 1 tree and 3 shrubs required. No buffering required on back and sides. 10. Exterior lighting: (light shielding, light trespass) Standard requirements, no light trespass. Applicant plans to have lights above two shop doors pointed down as well as two wall sconces. 11. Development: (platting, addressing) Re-plat required – short plat. Address is 4895 Burley, will need to suite with letters or numbers. 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Knox box required near front door, can be shared box. If gated, will need to put a key in there. 13. Police Department: (safety issues) No concerns. 14. Business License: (before opening) Will need business license approximately 2 weeks prior to opening.
