Aberdeen, ID  Project Address: Southside Way  Email: daryl@mpdpvi.com  Date: November 1, 2022   * Design review approval is not an approval of any other required permits or licenses and is only an approval of authorized functions of the Committee pursuant to Chapter 18.16 of Chubbuck Municipal Code. **Need clarification on uses- use will be for vehicle parking for next door uses 1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) One access only from Southside for both lots. Drive aisle needs to be paved (off of Southside Way) per city code. Frontage improvements on Southside Way required (curb, gutter, sidewalk) Future Yellowstone improvements are required but can be postponed via a Development Agreement until after ITD’s widening project 2. Traffic Studies, Utility Studies: (as requested) Not required since vehicles are associated with adjacent uses 3. Drainage: (storm & surface water, to be engineered, retained on site) Will need stormwater plan for any hard surfaces 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) none 5. Development Agreement (when needed) Yes, if developer desires to delay frontage and landscaping requirements as discussed herein. 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Fencing needs to be a screening fence – residential across Yellowstone Clarification needed on fencing area –just parking area 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) None Use is permitted since we are told the vehicles parking there will be from adjacent lot’s businesses. If at any time any vehicle not associated with an adjacent business is stored or parks on the lot, a conditional use permit will be required since the use will change to a Vehicle Storage Facility. 8. Signs / Advertising: (advertising signs, height, structure) none 9. Landscaping: (ordinance copy, approved tree list) 10ft landscape strip required on Southside Way that needs 1 tree from approved street tree list and 3 shrubs every 50’. 10ft strip required on Yellowstone but can be postponed until after ITD’s project through development agreement. 10. Exterior lighting: (light shielding, light trespass) Need to show light pole locations and ensure no light trespass off property 11. Development: (platting, addressing) Done, no address (may not need) 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) No concerns unless parking hazmat trucks, etc. 13. Police Department: (safety issues) No concerns 14.
