1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Will need to adjust approach, curb radius is too tight at Quinn
Remove striping in approach, not wide enough for 3 lanes
Site is not large enough for traffic impact analysis
City code requires 50ft of ROW on North side – City of Pocatello road, additional ROW not warranted
send Pocatello plat for comments
2. Traffic Studies, Utility Studies: (as requested)
Parking stalls are good, more than required
Traffic Study not required
3. Drainage: (storm & surface water, to be engineered, retained on site)
Storm water report submitted
Sidewalk on Quinn ends at dumpster enclosure, on west side of approach. Should extend to end of property (to bus stop), could remove parking and extend sidewalk. 25ft gap of sidewalk
should be addressed.
Need to provide detailed grading plan

Dumpster enclosures appear to work but will not work for 3. Will work for 2.

Need: plans, application, and site-specific erosion and sediment control
R-4 use permitted but should show calculations to meet minimum lot area
Meet R-4 setbacks and frontage requirements

No indication of signs
9. Landscaping: (ordinance copy, approved tree list)
Need to follow landscaping code, 3 trees and 30 shrubs on front edge, site triangle requirements on Quinn, interior landscaping met
Utilize Fort Hall irrigation, calling for canal pump (HOA owned)
10. Exterior lighting: (light shielding, light trespass)
