Municipal Code.
1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Access approved with subdivision plat.
2. Traffic Studies, Utility Studies: (as requested)
Applicant needs to submit a Traffic Impact Statement with their building plans.
3. Drainage: (storm & surface water, to be engineered, retained on site)
Drainage has been accounted for in the Patriot Square design, will need to utilize the existing system.
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
Standard wastewater discharge permit required.
5. Development Agreement (when needed)
Yes.
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Need to see details of dumpster enclosure on construction plans
Dumpster enclosure needs to be outside of the 10ft. landscape strip.
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Submit plans to Building Department.
8. Signs / Advertising: (advertising signs, height, structure)
No problem with the signs shown on building. No limit on size, however, a separate permit must be issued for most signs.
9. Landscaping: (ordinance copy, approved tree list)
Needs 5 trees and 50 shrubs along Branson frontage (1 shrub per 5’).
Recommend tree removal on site plan at corner on the north side of approach – it’s in the sight triangle for turning vehicles. There are enough remaining trees on the site plan to meet
the street frontage requirement (5).
Parking area landscaping on site plan meets requirements. (10 trees required in parking area.)
Submit final landscaping plan with or before building permit for review.
10. Exterior lighting: (light shielding, light trespass)
No trespass lighting onto residential neighbors across street.
11. Development: (platting, addressing)
Short plat required.
Address is 443 E Chubbuck Rd Suite 101 & 102
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Single knox box can be utilized for both locations with separate keys.
13. Police Department: (safety issues)
No concerns.
14. Business License: (before opening)
Required 2 weeks prior to opening.
