Chubbuck  Email: jon@mypatriot.net  Date: October 18, 2022   * Design review approval is not an approval of any other required permits or licenses and is only an approval of authorized functions of the Committee pursuant to Chapter 18.16 of Chubbuck Municipal Code. 1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) No traffic concerns. Adding access to Branson as shown on original plans. Parking requirements for retail are met. 2. Traffic Studies, Utility Studies: (as requested) Applicant needs to submit a Traffic Impact Statement with their building plans. 3. Drainage: (storm & surface water, to be engineered, retained on site) Drainage has been accounted for in the Patriot Square design, will need to utilize that system. 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) Standard wastewater discharge permit required. 5. Development Agreement (when needed) Lot lines are questionable. Will need a short plat with development agreement. 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Need to see details of dumpster enclosure on construction plans Dumpster enclosure needs to be outside of the 10ft. landscape strip. Need to see eastern elevations and also include colors & materials. 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) Submit plans to Building Department. Sidewalk ramp improvements recommended. 8. Signs / Advertising: (advertising signs, height, structure) Signs on building only. 9. Landscaping: (ordinance copy, approved tree list) Need final landscaping plan – parking area landscaping on site plan meets requirements. 50 shrubs on street side (1 per 5’). Remove tree on site plan at corner on the north side of approach – it’s in the sight triangle for turning vehicles. There are enough remaining trees on the site plan to meet the requirement (5). 10. Exterior lighting: (light shielding, light trespass) Standard requirements – retain on site. Especially no trespass onto residential neighbors across street. Need to submit detailed lighting plan. 11. Development: (platting, addressing) Platting required. Address is 443 E Chubbuck Rd 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) If sprinkled, plans to State. Single knox box. 13. Police Department: (safety issues) No concerns. 14. Business License: (before opening) Required 2 weeks prior to opening.
