Municipal Code.
In Chubbuck Village Zone.
1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Facts: Will use existing approach on the lot to the west.
Condition of Approval: Applicant to improve approach to meet current standards, including ADA (remove and replace sidewalk, radius curbs, ramps).
Facts: Parking number of spaces requirement met as shown.
Condition of Approval: Parking stalls need to be at least 180 square feet.
Facts: Meets other design requirements.
2. Traffic Studies, Utility Studies: (as requested)
Condition of Approval: Applicant is required to submit a traffic impact statement.
3. Drainage: (storm & surface water, to be engineered, retained on site)
Condition of Approval: Must retain on site.
Condition of Approval: Submit stormwater report for approval that meets Portneuf Valley Stormwater Design Manual. Can submit along with building permit application.
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
Condition of Approval: Standard discharge permit required.
5. Development Agreement (when needed)

6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Fact: Dumpster enclosure is not an enclosure and is not the right size.
Condition of Approval; Enclosure will need to be built which meets City requirements, Need to clarify plans for existing dumpster.
Fact: Building is more than 100ft. from street so exempt from height requirement of the zone.
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Condition of Approval: Has drawings, needs plans
8. Signs / Advertising: (advertising signs, height, structure)
None shown, existing monument sign.
9. Landscaping: (ordinance copy, approved tree list)
Condition of Approval: Canal frontage improvements required- city code requires a 10’ wide landscaping strip with a minimum of 1 street tree and 2 shrubs. Tree may be placed in the adjacent
lot’s landscaping strip.
Fact: No landscaping plans received.
Condition of Approval: All non-paved areas need landscaping per city code.
Condition of Approval: Landscaping on existing frontage needs to be brought to city code; currently is deficient from meeting requirements.
10. Exterior lighting: (light shielding, light trespass)
Condition of Approval: Lighting must be shielded from trespass off of the site and down from the night sky. Submit lighting fixture plan at building permit.
11. Development: (platting, addressing)

12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Condition of Approval: Knox box required.
13. Police Department: (safety issues)
No concerns.
