Municipal Code.
1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Committee’s recommendation to align internal access approach with the one across the street.
City staff will send parcel map
Parking stalls meet requirements.
Scale of site plan doesn’t quite line up with air photo.
Applicant stated this will be fixed with the survey and architect assistance.
2. Traffic Studies, Utility Studies: (as requested)
No traffic study but applicant needs to submit a Traffic Statement.
City staff will include traffic statement guidelines
3. Drainage: (storm & surface water, to be engineered, retained on site)
Has been accounted for on property as a whole, applicant needs to make sure water gets into system.
Applicant provided a stormwater report.
4. Pretreatment / Nonresidential Wastewater Permit: (grease or oil/silt separator)
Need to adhere to state codes for amalgamated waste.
5. Development Agreement (when needed)
Not required.
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Dumpster location is fine but needs to be larger if planning for 2 containers, 22’ required.
Dumpsters need to be enclosed on 3 sides.
Applicant will need to make sure enclosure gates are open in order to be serviced.
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Engineered stamped plans submitted to Building Department.
8. Signs / Advertising: (advertising signs, height, structure)
Signs are okay, submit permit applications with building permit.
If adding on to monument sign will also need a permit.
9. Landscaping: (ordinance copy, approved tree list)
Street frontage is okay, correct number of shrubs between trees and building/parking area.
Sight triangle needs some attention – suggestion to swap the Burning Bushes closest to the corner with either Daylily or Carpet Rose from the plan schedule (both should stay under 3’).
10. Exterior lighting: (light shielding, light trespass)
Standard requirements, no light trespass
11. Development: (platting, addressing)
Platting done.

12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Will need a knox box (sold locally) and visible address
13. Police Department: (safety issues)
No concerns.
14. Business License: (before opening)
Will need prior to opening.
