Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) Access on Briscoe lines up with Belva to the south. Allows for turn radius. ITD would prefer 40 foot radius on corner of Yellowstone and Briscoe. 50 foot ROW on Briscoe, classified as collector with 66 ft row. Will allow 50 ft. 2. Traffic Studies, Utility Studies: (as requested) ITD ROW 3. Drainage: (storm & surface water, to be engineered, retained on site) No concerns 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) No concerns 5. Development Agreement (when needed) Yes. 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) How close buildings are in NW corner – Aesthetics for back of units along Yellowstone, done at CUP stage. Radius up front needs to be checked by first middle parking stall. May have 2 extra parking spaces. 104 required 105 provided, may be able to eliminate one. 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) No concerns. 8. Signs / Advertising: (advertising signs, height, structure) Planning for wall signs. 9. Landscaping: (ordinance copy, approved tree list) 5 feet side yard landscaping 10 feet front landscaping 10 foot landscaping in back along Yellowstone Fencing may be recommended at CUP Trees should be included on all sides 10. Exterior lighting: (light shielding, light trespass) No light trespass 11. Development: (platting, addressing) Will need to complete full plat process. 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Will need hydrant(s). Nothing on Briscoe within usable distance. 13. Police Department: (safety issues) 14. Business License: (before opening)
