1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Shared access – need agreement recorded and on plat. Bridger suggested paving the whole width.
Pave 30’ wide approach/throat
Ped ramp needs replaced to current standard
Stalls need to be 180sq.ft.
2. Traffic Studies, Utility Studies: (as requested)
None
3. Drainage: (storm & surface water, to be engineered, retained on site)
Exact measurements of drainage will be shared prefer aesthetically pleasing and not to deep
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
Dishwasher will need to be plumbed to grease trap – will need an application.
5. Development Agreement (when needed)
Yes required with short plat
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Dumpster location will be moved back. It will block drive through and grease trap when serviced
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Plans submitted
8. Signs / Advertising: (advertising signs, height, structure)
Signs good – will need sign permit through building department
9. Landscaping: (ordinance copy, approved tree list can be provided)
Needs some shrubs in front with trees
Good to ensure that trees do not block the view of signs
10. Exterior lighting: (light shielding, light trespass)
Ensure no light trespass
11. Development: (platting, addressing)
Address verified at 5209 Yellowstone
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Will require knox box near front door
Follow code for fire hydrant
13. Police Department: (safety issues)
No concerns
14. Business License: (before opening)
Will need about two weeks before opening
