Pidcock Rd., Inkom ID, 83245  Email: gatecitybuilders@yahoo.com  Date: March 2, 2021   1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) Commercial shared approach requires 50ft throat depth. Concern with parked cars backing into approach. Need to consider redesign Need info on land swap, discuss shared access agreement with Tastee Treat Shared access agreement will be needed – should include the remainder of Falls Subdivision parcel 2. Traffic Studies, Utility Studies: (as requested) Not required 3. Drainage: (storm & surface water, to be engineered, retained on site) Need to see storm water report, by licensed engineer BBQ pit shown in storm water swell. 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) None required 5. Development Agreement (when needed) Yes 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Dumpster enclosure width for one dumpster is 11ft. Not big enough for 2 dumpsters as shown. Dumpster location is okay assuming they would pull into Tastee Treat, and not back into Park Lawn. 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) No approved plans received yet. Need to find out if stairway to living area is allowed as shown, or if wall is needed to separate it from the garage. 8. Signs / Advertising: (advertising signs, height, structure) Standard requirements – need indication if free-standing sign is desired vs. wall-mounted, etc. 9. Landscaping: (ordinance copy, approved tree list) Standard requirements Front set back landscaping appears to meet standard. Parking area landscaping needs to be addressed – rocks are shown in the swales in front of the buildings. 10. Exterior lighting: (light shielding, light trespass) Standard requirements 11. Development: (platting, addressing) Needs short plat Needs shared access agreement Needs development agreement Submit draft HOA/CCR docs that shows they are joining Falls HOA Submit water service calculations to make sure site will handle flows for additional building. 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Water supply for suppression, requires at least one hydrant Existing hydrant on east corner of access – next to Tastee Treat, concerns trucks and hose may block others in during an emergency. Bare minimum need to make sure it’s a compliant hydrant or bring up to standard. Park Lawn address with unit numbers 13. Police Department: (safety issues) Nothing. 14. Business License: (before opening) None
