One access off Philbin Rd
Proposing individual sewer and water services
1299ft are building area, not lot
Propose widening Philbin with curb, gutter and sidewalk to match Sawtooth development and The Grove
Proposing storm water and dumpster location in area to the north
Shaded area is asphalt
Entrance is 30ft wide
1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Access management guidelines, 2 access points preferred
Supportive of rear load but could create issue for emergency access
Circular loop with 2 access points could alleviate those concerns
Dumpster location, EMS access concerns
2. Traffic Studies, Utility Studies: (as requested)
None required.
3. Drainage: (storm & surface water, to be engineered, retained on site)
Nothing additional.
Look into underground system for lot reconfiguration
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
None.
5. Development Agreement (when needed)
Yes.
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Dumpster location is problematic for sanitation trucks
Could potentially shift everything north and put storm water underground.
Current location doesn’t allow to service without causing hazard on Philbin.
Opportunity for loop drive would make service feasible or could go to individual carts
Carts could go on Philbin for pick up
Fencing could be required for one access
Would need accessible fencing for EMS
Architectural concerns up against Philbin
No fencing along arterial preferred
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Will need set of plans and all applications completed
8. Signs / Advertising: (advertising signs, height, structure)
None.
9. Landscaping: (ordinance copy, approved tree list)
Will be sorted out depending on what zone then will need to meet those requirements
10. Exterior lighting: (light shielding, light trespass)
Standard requirements.
11. Development: (platting, addressing)
Full platting process
Will provide building addresses for each unit
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Access is difficult.
Addresses will need to be on both sides of units.
If hydrant on Philbin is not up to current standard will need to be brought up to standard.
Hydrant is on West side of Philbin – should be sufficient
13. Police Department: (safety issues)
None.
14. Business License: (before opening)
