Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) Only one access Would like to see front doors/front façade facing Philbin Sidewalk set back is good Internal traffic, no turnaround, fire/EMS will need to use Philbin as emergency parking Access on west side is 20ft wide Emergency access issues Preference is for second access at south end – likely in compliance with access management policy 2. Traffic Studies, Utility Studies: (as requested) No 3. Drainage: (storm & surface water, to be engineered, retained on site) Some area for it on North end No visitor parking – could do underground drainage system and create area for parking 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) Residential 5. Development Agreement (when needed) Yes 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Dumpster location and sanitation truck turn around need to be addressed Option for residential trash carts on street (Philbin) or in rear if trucks can drive through Could also put dumpster location in open parking area if opt for underground drainage Fencing along Philbin – becomes a problem for Fire 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) 8. Signs / Advertising: (advertising signs, height, structure) No free standing signs anticipated 9. Landscaping: (ordinance copy, approved tree list) Common area at north end anticipated – shown as landscaped Trees on site plan appear to be in Philbin right of way Landscaping requirement for a tree every 50 feet along street appears to be met Need to know intended zoning, there may be some flexibility between zoning and site design Maintenance agreement/HOA needed 10. Exterior lighting: (light shielding, light trespass) Standard concerns 11. Development: (platting, addressing) Full process will be needed Philbin address for each unit 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Fire services need to be addressed Knox box? Hydrant locations? 13. Police Department: (safety issues) None 14. Business License: (before opening) N/A
