Complete tear down and rebuild of existing building. Devin will follow up on storm water retention plans and double check on what they have received.
1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Smaller stalls than should. 162sq ft. need to be 180, or will need council approval for deviation. Will need to reaffirm with them.
Pay attention to deviation requests for parking. May need to change code.
2. Traffic Studies, Utility Studies: (as requested)
none
3. Drainage: (storm & surface water, to be engineered, retained on site)
Have already provided storm water design manual to their designer.
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
Will need to complete application.
Bridger will follow up – plumbing code has formulas.
5. Development Agreement (when needed)
None, storm water agreement only
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Need to make sure enclosed on 3 sides and 5ft tall.
Pedestrian access around site – no concerns
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Dumpster serviced from front side – will need to verify
No plans received yet
8. Signs / Advertising: (advertising signs, height, structure)
No concerns
Off sight sign will require additional discussion with DR team
9. Landscaping: (ordinance copy, approved tree list)
No trees on Yellowstone side.
Need landscaping plan, see its built before issuing CO
10. Exterior lighting: (light shielding, light trespass)
Some on building
11. Development: (platting, addressing)
No concerns
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Same address
Existing Knox box – can reuse.
Fire Sprinkler plan submitted to State
13. Police Department: (safety issues)
No concerns
14. Business License: (before opening)
Will need. In addition to liquor license.
