1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Southern end radius needs to allow for garbage/fire trucks, school buses etc. to turn around. Plat needs to show a 66ft. ROW on Linden.
Access policy only allows one access to site. Shared access with a joining property may be an option.
Improve full collector width – their half.
Request a re-design showing one approach from Linden.
2. Traffic Studies, Utility Studies: (as requested)
None required
As shown, the buildings will need individual water services.
Water and Sewer mains in Linden need to be extended west to end of road/property line.
3. Drainage: (storm & surface water, to be engineered, retained on site)
Need to see storm water plans. Areas labeled “storm pond” likely not sufficient in size to accommodate the run-off.
Underground infiltration adjacent to building foundation is a risk
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
None required
5. Development Agreement (when needed)
Yes, will be needed
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Dumpster locations are not serviceable as shown. Could potentially angle and eliminate some parking stalls if left in current location, or move all the way to the south.
Require solid fence along eastern property line to block headlights to adjacent property and provide privacy, may also be addressed as a condition in CUP.
5 foot landscaped strip along east side will contribute to privacy with neighbor and satisfy landscaping requirement for the east side parking area
Parking lot landscaping needs to be addressed
Fort hall irrigation ditches along north and west side of parcel need to be addressed. Any ditch inside property needs to be piped. Ditch on north side has 2 head gates for property
across street.
Recreational amenities are needed on site due to limited access to nearest park.
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
No plans received yet, will need professionally approved plans for multifamily.
ADA compliance on approaches/sidewalks, will need to have ramps at each approach
As drawn, not enough room for rear set-backs behind/between buildings
8. Signs / Advertising: (advertising signs, height, structure)
Standard – please advise intent for signs (building mounted, monument, or other signs)
9. Landscaping: (ordinance copy, approved tree list)
Ensure trees are placed outside site triangles
Need additional parking area landscaping
Sidewalks in front of building will not be passable due to car overhangs. Sidewalk should be expanded to 7’ minimum.
10. Exterior lighting: (light shielding, light trespass)
Standard requirements – no light trespass to neighboring properties.
11. Development: (platting, addressing)
Will need to go through full plat process (preliminary and final plat).
Linden needs additional ROW as a collector - 66’ total, 33’ from centerline.
No issue with Linden addresses. Apartments will need to be numbered/lettered
Site plan indicates individual lots for each building - HOA would be needed for common parking lot maintenance
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Existing hydrant on Linden is substandard and needs to be updated, in addition to on-site hydrant requirements.
13. Police Department: (safety issues)
No issues
14. Business License: (before opening)
Depending on how managed.
