1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
City will determine if additional improvements are needed.
2. Traffic Studies, Utility Studies: (as requested)
Sewer/water lines, private vs public. Typically sewer line considered private. City will need additional internal discussion to make public. If line itself is private, hydrant has to
be public with maintenance agreement.
3. Drainage: (storm & surface water, to be engineered, retained on site)
Will need to review report. Planning to retain on site, as required.
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
No concerns.
5. Development Agreement (when needed)
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Dumpster enclosure, buffering
Discussion regarding moving irrigation ditch outside of right of way.
City received a letter regarding street not being sufficient to serve property. May need to make improvements. Ongoing discussions.
Shifting buildings, 8.8 feet, rezone concerns will be separate from landscape buffering – that will be part of the CUP hearing. N0 requirement for side/back minimum set back in C2 zone,
draft landscape plans will meet setbacks.
Sanitation trucks are front-loading. Suggested location is between buildings 2 & 3.
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Will need detailed set of drawings.
8. Signs / Advertising: (advertising signs, height, structure)
Will probably have entrance sign for the complex, make sure out of site triangle, will need sign permit
9. Landscaping: (ordinance copy, approved tree list)
No concerns. Required 10-foot strip in front, site triangle is clear of trees.
For CUP, may need draft landscaping plan showing more detail. Submit by Monday for LUDC.
Concerns with trees next to horses to the east. Ensure trees are horse friendly.
10. Exterior lighting: (light shielding, light trespass)
Needs to stay on-site.
11. Development: (platting, addressing)
No concerns. Need to go through preliminary plat process
Elevations, free standing, does the footprint match plans? More like an 8-plex or detached 4-plex. Combined with fire wall and sprinkler system.
Public notice shows 4-plex apartments. Don will look into.
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Make sure addresses are visible on the building from the street with a contrasting background.
Hydrant on Linden, if using, needs brought up to current standard.
Will need detailed plans showing square footage to determine if sprinkler system is needed inside buildings.
13. Police Department: (safety issues)
No concerns.
14. Business License: (before opening)
None.
