Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) Some adjustments needed to approaches, throat depth, parking stalls too close to roadway Interest in connecting to Misty? Or other dead-end street in that neighborhood – may need to have discussion Received parking stall deviation from council – don’t meet 180sq. ft. Devin will talk with them today and have them add 2ft’ to each stall in length 2. Traffic Studies, Utility Studies: (as requested) Think it is covered by original traffic study done for all of Knudsen property, less intense use. Will verify, and will email group if anything additional is needed 3. Drainage: (storm & surface water, to be engineered, retained on site) Looks like they know it’s a requirement 4. Pretreatment / Nonresidential Wastewater Permit: (grease or oil/silt separator) None – ask about clubhouse Will need a permit application for clubhouse – mark will take care of 5. Development Agreement (when needed) Yes 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Dumpster enclosures probably need to be rotated more No concerns with buffering or aesthetics Will apply for CUP, so Land Use may have additional requirements 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) Need stamped plans Building F – not put all meter boxes, etc. on South side of that building. Good landscaping between buildings in ROW – ask to buffer that area with CUP conditions 8. Signs / Advertising: (advertising signs, height, structure) Signs are fine – need to check site triangle 9. Landscaping: (ordinance copy, approved tree list) Need to confirm 2 tree species and make sure applicant is aware of soil types. Will make tree recommendations Landscape/maintenance of Fort Hall canal – need to address. Code enforcement issues with maintenance of canal bank – on the north side. West side issues as well. Trees shown in the same place as signs Secondary irrigation available 10. Exterior lighting: (light shielding, light trespass) Standard requirements – any lighting in parking area? 11. Development: (platting, addressing) Needs to be platted. Zoning has been approved conditioned upon them separating property as own parcel. Working through process now. Will then move forward with CUP. 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Need water supply/hydrants and address (TBD Knudsen) Fire line to each building assuming adequate water supply 13. Police Department: (safety issues) No concerns 14. Business License: (before opening) Will need business license (Office, Clubhouse, On-site Manager)
