ICCU plans to maybe use building for storage in the future but immediate use is as an annex to their existing gym facility. Building will provide the ability to hold sporting games
and potentially some outside general public use.
1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
Access off of Burley. Gate will remain in place. Will not impede fire turnaround.
Roll up door is on the north side.
Building will be ADA accessible.
Condition of Approval: Three old approaches and sidewalk replaced with new curb and sidewalk to meet ADA standards.
Condition of Approval: Applicant needs to submit updated site plans to address approaches and paved areas.
2. Traffic Studies, Utility Studies: (as requested)
3. Drainage: (storm & surface water, to be engineered, retained on site)
Condition of Approval: Storm water needs to be contained on site and report submitted for review at building application stage.
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
No floor drains, bathroom only.
Wastewater discharge permit may be required depending on use and plumbing. TBD when building plans are received.
5. Development Agreement (when needed)
Condition of Approval: Development Agreement required to address storm water maintenance.
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Windows are actually double the size shown.
Roll up door on is actually on North side.
Condition of Approval: Consideration of exterior design and landscaping for more street appeal. Possibly add ICCU logo.
Condition of Approval: Need to look at required parking for recreation facilities, would likely need paved.
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Already have dumpster on-site, minimal use, sufficient to serve buildings.
8. Signs / Advertising: (advertising signs, height, structure)
May place logo on side of building.
9. Landscaping: (ordinance copy, approved tree list)
Condition of Approval: Improvements needed for frontage requirements. Small portion visible from public ROW to be paved or otherwise screened with landscaping.
Condition of Approval: Need to submit landscaping plan. Specifically for right-of-way frontage.
10. Exterior lighting: (light shielding, light trespass)
No concerns. Lighting only on building itself.
11. Development: (platting, addressing)
Has been previously platted.
Storm water report will define required maintenance and operation of facility whether above or below ground. City will prepare and send agreement.
Condition of Approval: New storm water report or updated one that includes additional property/buildings not included in first plan.
12. Fire Department: (Knox Box, fire hydrant locations, sprinkling, visible street address)
Have existing Knox Box, can relocate to service 3 buildings. Knox box on first building, will be the same one. Can move towards front of building.
One address for entire lot is fine as long as they can identify each building. Entire campus is 4400 Central Way. Each building has a letter designation (S1, S2, S3).
Once opened to public and storage, sprinkler systems, etc., will be required to address fire suppression.
13. Police Department: (safety issues)
No concerns.
14. Business License: (before opening)
If building is used as a storage facility, it will require a Conditional Use Permit (CUP). Exercise facility is permitted.
