Design Review Checklist
Design Review Purpose: To guide the general appearance and arrangement of commercial, industrial and intense residential uses in order to create an attractive and dynamic "downtown
business center", assure the compatibility of satellite commercial establishments and industrial areas with their surrounding neighborhoods, and assure the compatibility of dense residential
land uses with surrounding neighborhoods.

1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
3 old approaches and sidewalk need to be replaced with new curb and sidewalk to meet ADA standards.
2. Traffic Studies, Utility Studies: (as requested)
3. Drainage: (storm & surface water, to be engineered, retained on site)
Storm water needs to be contained on site and report submitted for review at building application stage and reviewed by Sean.
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
Wastewater discharge permit may be required depending on use and plumbing. TBD when building plans are received.
5. Development Agreement (when needed)
None.
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Access and parking area may need paved.
Will building need to be ADA accessible/handicap parking? Ask about use.
More detail needed on site plan. Access from street to garage door.
Consideration of exterior design for more street appeal.
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Will applicant have dumpster enclosure? Residential cart?
8. Signs / Advertising: (advertising signs, height, structure)
9. Landscaping: (ordinance copy, approved tree list)
Improvements needed for frontage requirements. Small portion visible from public ROW to be paved or otherwise screened with landscaping.
Need to submit landscaping plan. Specifically for right-of-way frontage.
10. Exterior lighting: (light shielding, light trespass)
No concerns.
11. Development: (platting, addressing)
Has been previously platted.
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
Have existing Knox box they could move.
Addressing is an issue, 2 out buildings, adding a third. One address for entire lot is fine as long as they can identify each building.
13. Police Department: (safety issues)
14. Business License: (before opening)
