Traffic Studies, Utility Studies: (as requested) None 3. Drainage: (storm & surface water, to be engineered, retained on site) Storm water drains to back of property in gravel Roof slopes to gravel area Probably not large enough to meet threshold on storm water report 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) Interceptor there already, no changes 5. Development Agreement (when needed) Not needed 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Not adding hard surface No dumpster enclosure – use residential cart No concerns 7. Landscaping: (ordinance copy, approved tree list) Landscaping on the frontage of Chubbuck Rd and Clover Dell need to be brought up to code with the required number of trees (6) per Title 18.14 of city code. Condition of approval: Submit a landscaping plan with or prior to building permit application (site plan with location of 6 trees to be planted) Landscaping must be completed prior to issuance of Certificate of Occupancy Requirements and information The landscape strips are approximately 150’ and 135’ long, for a total length of 285’ One tree is required in  the landscaping strip for each 50’ of frontage for fraction thereof, for a total of 6 required Trees may be clustered and placed anywhere within the landscaping, but not within the required sight triangles at the intersection and the two driveways (the old trees/current stumps appear to be outside the sight triangles – a copy of the sight triangle requirement is attached) New trees must be at least 1½ inch caliper Suggest working with nursery or landscaper to select trees that fit the site and will not block view of cars for sale (attached is a list of the approved street trees for Chubbuck and Pocatello) 10. Exterior lighting: (light shielding, light trespass) No change 11. Development: (platting, addressing) Resubmit site plans to show easements to ensure building does not encroach on them. 12.
