1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
No immediate access on Park Lawn
Access through private drive off Briscoe
2. Traffic Studies, Utility Studies: (as requested)
Asking for traffic study for entire development
3. Drainage: (storm & surface water, to be engineered, retained on site)
Will need to see calculations but looks adequate
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
No floor drains – need permit
Area where they store used oil and cleanup/spill kit
5. Development Agreement (when needed)
Yes for subdivision plat and storm water
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
Dumpster enclosure looks okay
Slat fencing along Yellowstone not ideal on frontage
Land use table isn’t clear on auto body – could go through CUP permit if needed or treat as permitted use
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
Need building permit application and drawings
8. Signs / Advertising: (advertising signs, height, structure)

Need more trees along front on Yellowstone

South side turf – better buffer with trees & fence between residential property (suggestion)
