Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) No immediate access on Park Lawn Access through private drive off Briscoe 2. Traffic Studies, Utility Studies: (as requested) Asking for traffic study for entire development 3. Drainage: (storm & surface water, to be engineered, retained on site) Will need to see calculations but looks adequate 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) No floor drains – need permit Area where they store used oil and cleanup/spill kit 5. Development Agreement (when needed) Yes for subdivision plat and storm water 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Dumpster enclosure looks okay Slat fencing along Yellowstone not ideal on frontage Land use table isn’t clear on auto body – could go through CUP permit if needed or treat as permitted use 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) Need building permit application and drawings 8. Signs / Advertising: (advertising signs, height, structure) Signs okay 9. Landscaping: (ordinance copy, approved tree list) Need more trees along front on Yellowstone Eligible for FH irrigation South side turf – better buffer with trees & fence between residential property (suggestion) 10. Exterior lighting: (light shielding, light trespass) standard 11. Development: (platting, addressing) need address 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Address, access and water supply Knox box outside gate Turnaround at end of private street that’s outside the gate hammer. One hydrant on north end should be sufficient 13. Police Department: (safety issues) no concerns 14. Business License: (before opening) Yes
