Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading) No concerns 2. Traffic Studies, Utility Studies: (as requested) Traffic study will need to be submitted by the developer 3. Drainage: (storm & surface water, to be engineered, retained on site) Will need storm water run-off report. Manual is available through Portneuf Valley Stormwater Design 4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator) No floor drains – need permit Needs a spill contaminant site area 5. Development Agreement (when needed) Yes will prepare once plans are approved 6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure) Dumpster enclosure looks okay Slat fencing along Yellowstone not ideal on frontage Code isn’t clear on auto body – could go through CUP permit if needed or treat as permitted use 7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure) Need building permit application and drawings 8. Signs / Advertising: (advertising signs, height, structure) Proposed signs okay with code 9. Landscaping: (ordinance copy, approved tree list) Need more trees along with shrubs along Yellowstone frontage; see attached landscape standards and street tree list 5% of parking needs landscaping Eligible for Fort Hall irrigation South side turf – better buffer with trees & fence between residential property (suggestion) 10. Exterior lighting: (light shielding, light trespass) Standard 11. Development: (platting, addressing) Full plat process (preliminary and final) will need to be completed; coordinate with Brandon Ratliff, developer Address will be on Brisco Road and assigned with final plat 12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address) Visible address, access and water supply Knox box outside gate Sprinkler review completed through the state 13. Police Department: (safety issues) No concerns 14. Business License: (before opening) Will need about two weeks before opening Applicant asked questions about the design review process, deadlines for preliminary plans and final plats.
