Design Review Meeting Minutes (internal)
Design Review Purpose: To guide the general appearance and arrangement of commercial, industrial and intense residential uses in order to create an attractive and dynamic "downtown
business center", assure the compatibility of satellite commercial establishments and industrial areas with their surrounding neighborhoods, and assure the compatibility of dense residential
land uses with surrounding neighborhoods.

1. Traffic Safety and Traffic Congestion: (ingress, egress, off-street parking, unloading)
No concerns
2. Traffic Studies, Utility Studies: (as requested)
No concerns
3. Drainage: (storm & surface water, to be engineered, retained on site)
Have storm water report, does not meet city requirements. Bridger will discuss with engineer before meeting next week.
4. Pretreatment / Nonresidential Waste Water Permit: (grease or oil/silt separator)
Size of sewer stub and if vehicles will be sitting for a long time, any floor drains?
Will need nonresidential application/permit and size of services, if any, into building.
5. Development Agreement (when needed)
No concerns
6. Structures and Site Layout: (exterior design, buffering, fencing, dumpster enclosure)
7. Building Department: (professionally approved plans, ADA compliance, dumpster enclosure)
One side needs to be rated, is shown on plans
8. Signs / Advertising: (advertising signs, height, structure)
No signs, landscaping exists.
9. Landscaping: (ordinance copy, approved tree list)
Bring landscaping up to code. 2 trees (100ft of frontage). There are two concrete rings where trees used to be, one on each side of the gate. Because most of the area is already maintained
with grass, I don’t recommend requiring shrubs.
10. Exterior lighting: (light shielding, light trespass)
None
11. Development: (platting, addressing)
Has been platted
12. Fire Department: (knox Box, fire hydrant locations, sprinkling, visible street address)
