This facility with support the adjacent assisted living facility and the residential developments that are currently underway. The design we are proposing is much in line with Grace -Assisted Living, and creates a patient friendly environment. The design and layout is very consistent with other successful free standing urgent facilities. We have incorporated various exterior facade designs to build a creative and attractive building. There is one qualification under 18.35.060 section L that does not fit well with an Urgent Care type building. Code 18.35.060 states: "Windows, display windows, doors, and arcades must make up at least fifty percent (50%) of the street facing facades on the first story of commercial developments." We are asking the committee to consider a slight design allowance to help us achieve the purpose of this building; patient care and privacy. Too many windows would detract from that. This same code suggests that "Window shapes and sizes shall be so designed to be compatible from building to building." Our current design is compatible with patient care, privacy, and similar/compatible with Grace. Side note for the committee. Division 2 was designed and approved to accommodate 4 free standing buildings. three — 4,000 sf buildings and one —8,000 sf building. The 8,000 square foot building is planned to contain 4 suites. We are currently in negotiation to have this built and have designed it to meet the 50% window requirement. We are definitely open to design recommendations, and look forward to our meeting.
