Meeting today is a site plan review for Chubbuck Medical Center, Medical Office Building PROJECT REQUIREMENTS TRAFFIC SAFETY AND TRAFFIC CONGESTION: Concerns about pedestrian crossings. No depiction of how it sits in relation to other building or how traffic will flow between the two. Share road north of site. Back of existing building has drive aisle that will be shared between buildings and 6-8 stalls will be backing into drive aisle If access way turns into something bigger to reach properties to the west could create issues. Future development to west would most likely have interconnecting parking lots. All private roads. Plenty of room to west to put in public street off Knudsen and could also access Zebe. Drive aisles would probably not turn public. Preference is to condition approval that drive aisle not serve any others projects but these two. No intention to take on as a public street. Need to note in Development Agreement , will not be a public streets TRAFFIC STUDIES, UTILITY STUDIES: OUTDOOR ADVERTISING: Ron will process the sign permit application. LANDSCAPING: 5% of the paved area needs to be landscaped. A 10’ landscaping strip is required on the street frontage. 1 tree every 50 feet needs to be planted, they can be clumped together. Tree list was provided. STRUCTURES AND SITE LAYOUT: Plan Complies DRAINAGE: Storm water drainage will be engineered and retained on site. Concerns about the 5-6 feet deep water retention pond.  Historically have fenced around anything deeper than 3 feet. PRETREATMENT: Minimum 1,500 gallon grease or oil/silt separator EXTERIOR LIGHTING: Lighting needs to be shielded to prevent light trespass. ENGINEERING: Platting has been done. Short plat approved. At ADA access on north east corner, ramps need to line up better for accessibility. Consider crosswalk stripe. Critical to accommodate pedestrians from street to facilities. Utilities are proposed to come from Zebe lane Only cut into street if absolutely necessary. Sewer is privately owned by neighbor. Will have to get into street for irrigation. Can cut in and do one big patch. FIRE DEPARTMENT: Knox box will be required and a visible street address. Fire Hydrants on site are sufficient as of now. No fire line to building.  BUILDING DEPARTMENT: Plans will go to Ron for approval. Dumpster enclosure/pad will need to be bigger if planning for recycling dumpster. Currently designed for one dumpster Platting right of shared access Already went through short plat. POLICE DEPARTMENT: No issues NONRESIDENTIAL WASTEWATER PERMIT: BUSINESS LICENSE: DEVELOPMENT AGREEMENT: Will make clear that drive aisles will not become public roads.
