Tech; Sean Harris Eng. Tech Kami Morrison, Office Administrator. The project is a site plan review for a new 66 ft. by 76 ft. building on the rear of the ½ acre property. This is not a full review as it is only to add a building. It was done by Email because of the Precautions instituted for the Covid 19 protocols. Meeting was scheduled for 9:00 am canceled at 8:50 am. after Mayors meeting with staff. Review was done individually and reported via Email. PROJECT REQUIREMENTS TRAFFIC SAFETY AND TRAFFIC CONGESTION: No additional traffic expected. TRAFFIC STUDIES, UTILITY STUDIES: No concerns. OUTDOOR ADVERTISING: • Will need to submit a sign application review if signage is needed. LANDSCAPING: • 5% of the paved area needs to be landscaped. A 10’ landscaping strip is required on the street frontage of Rainbow. • Restore landscaping and 2 trees on Rainbow with an irrigation system for the landscaping requirement per 18.14 of City Code and Approved Tree list. STRUCTURES AND SITE LAYOUT: • There presently is a building the will be used for an office. • There will be a 66 ft. by 76 ft. building added with no plumbing, stick built, insulated with metal siding. • Building plans need to go to the building Dept. DRAINAGE: Storm water plans submitted to Eng. and Approved PRETREATMENT: N/A EXTERIOR LIGHTING: Lighting needs to be shielded to prevent light trespass. ENGINEERING: • Storm water plans have been reviewed, no new utilities or infustructure FIRE DEPARTMENT: • Knox box will be required and a visible street address. BUILDING DEPARTMENT: • Submit plans and follow required setbacks POLICE DEPARTMENT: • No Concerns NONRESIDENTIAL WASTEWATER PERMIT: N/A BUSINESS LICENSE: Need to apply for a business license before operating in Chubbuck DEVELOPMENT AGREEMENT: N/A Information was e-mailed to the Design Review Committee and applicant on March 19, 2020. ryan@arscleanup.com
