RE: Building Hope “Gem Prep” Charter School located at 4145 Yellowstone Ave., Chubbuck, ID 83202
To Whom It May Concern:
The property owned by Building Hope Yellowstone Highway, LLC, located at 4145 Yellowstone Avenue in Chubbuck, ID 83202 (the “Property”), is zoned General Commercial (C-2) pursuant to
the City’s Land Use Ordinance. Within the C-2 zone, a public charter school for grades K-12 is a conditionally permitted use under the applicable schedule of land uses. On June 19,
2018, the City of Chubbuck, through its Land Use and Development Commission, approved a conditional use permit for the Property to be used as a public charter school for grades K-12.
A legal conforming structure currently exists on the Property. However, in connection with the conditional use permit application process, the City reviewed and approved the applicant’s
site plans and overall development plans for the Property in order to carry out the proposed conditional use. Accordingly, the Property may be used as a public charter school for grades
K-12 pursuant the application materials submitted in support of the conditional use permit. The Cities of Chubbuck and Pocatello have reviewed the draft traffic impact study and find
that no improvements will be required and thus, conditions of approval appear to be satisfied provided that the site develops as proposed in the plans.
