Brady Smith from Rocky Mountain Engineering and Survey was in attendance to represent the application. Meeting today is a site plan review for Citizens Community Bank that is being built at 850 Quinn Road. Is the intent is to have a full set of design documents come to this meeting? RMES would like to see a more informal preliminary meeting before this Design Review Meeting. Paul explained there is a preliminary development review meeting that is before this Design Review. Utilities and meter sizes have been discussed with Bridger. 1 meter will be for the building and the 2 occupants will share PROJECT REQUIREMENTS TRAFFIC SAFETY AND TRAFFIC CONGESTION: TRAFFIC STUDIES, UTILITY STUDIES: na OUTDOOR ADVERTISING: Ray will process the sign permit application. LANDSCAPING: 5% of the paved area needs to be landscaped. A 10’ landscaping strip is required on the street frontage. 1 tree every 50 feet needs to be planted, they can be clumped together. Tree list was provided. STRUCTURES AND SITE LAYOUT: Existing sewer from JJ North’s will be abandoned and new connection to the north will be built. Dumpster placement may be just off the ring road with a front loading sanitation truck. This placement seems pretty public. After discussion Brady will resend plans with a different location. Cross access points with Red Robin and Panera Bread is in the plans. Re-grading will be done. ADA will be in place with striping. DRAINAGE: Stormwater drainage will be engineered and retained on site. Storm water report is required. Run off water will be taken care of by catching it in the storm ponds. PRETREATMENT: Minimum 1,500 gallon grease or oil/silt separator EXTERIOR LIGHTING: Lighting needs to be shielded to prevent light trespass. ENGINEERING: Platting has been done. The legal is lot 7 block 1, Pine Ridge Mall subdivision. FIRE DEPARTMENT: Knox box will be required with keys to both occupants along with an elevator key. A visible street address from both occupants is needed. Fire Hydrant location was not discussed. Building will be sprinkled. BUILDING DEPARTMENT: Plans will go to Ray for approval.
