City Attorney; Kermit Morrison; City Council, Wendy Butler, Mayor’s Administrative
Assistant.
Meeting today is a site plan review for TBD Industry Way where the applicant would like to store
containers, 2 Semi Trucks and 3 Trailers. The front of the lot will be gravel with the back of the lot
reserved for a future building.
PROJECT REQUIREMENTS
TRAFFIC SAFETY AND TRAFFIC CONGESTION: Will have a 60’ long paved entrance/exit as per plan. The
rest of the lot used for parking and will be gravel over fabric.
TRAFFIC STUDIES, UTILITY STUDIES: n/a
OUTDOOR ADVERTISING: Will have 1 sign. City will require a sign permit.
LANDSCAPING: Requires 10’ landscaping strip along road frontage with 1 tree for every 50’ (6 trees), can
be spaced as desired. Trees must be irrigated and from City’s approved tree list.
STRUCTURES AND SITE LAYOUT: No fence will be required. A new Design Review will be required before
any permanent structures are built.
DRAINAGE: Stormwater drainage will be engineered and retained on site.
PRETREATMENT: n/a
EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass.
ENGINEERING: Property part of platted lot-no issue
FIRE DEPARTMENT: on site fire hydrant(s) will be required when permanent structure built
BUILDING DEPARTMENT: A water meter will be required for landscaping. A 3 sided dumpster enclosure
will be required when dumpster is needed.
POLICE DEPARTMENT: No issues
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: A business license will be required.
DEVELOPMENT AGREEMENT (where required): n/a
