Stewart Ward from Dioptra was in attendance to represent the application. CHB Development is a 5 lot development on Bullock Street next to Texas Roadhouse. Meeting today is a site plan review for Freddy’s Frozen Custard and Steakburgers a 3800 square foot building. PROJECT REQUIREMENTS TRAFFIC SAFETY AND TRAFFIC CONGESTION: There are 2 entrances into the area. The requirement for parking spaces is 2 spaces per 100 sq. ft. A request for fewer parking spaces can be presented to the City Council. OUTDOOR ADVERTISING: Ray will supply the sign permit application. LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list was provided. The site has a 10 foot strip from the parking lot to Bullock Street that will be landscaped somewhat like Texas Roadhouse. STRUCTURES AND SITE LAYOUT: Plan Complies. There are no plans for fencing. DRAINAGE: Stormwater drainage will be engineered and retained on site. Each lot has infiltrators to help with the drainage. Steve would like to know how it will be managed on each site. The northeast corner needs to have a way to catch the water on the downhill slope. Drainage on the southwest corner will be addressed when the lot develops. PRETREATMENT: Grease trap needs to be 1500 gallon trap or in compliance with plumbing code. EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass. ENGINEERING: Platting is in process. FIRE DEPARTMENT: Knox box will be required and a visible street address. Separate addresses for each of the 5 lots. Each building will be sprinkled. Hydrants will need to be on site. Stewart will get with Merlin. BUILDING DEPARTMENT: Plans will go to Ray for approval. Ray can help with the sanitation dumpster location and size needed for the front loading truck to navigate the area. POLICE DEPARTMENT: No issues NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: Both will be required.
